Northcliff Square Apartments

The accompanying photos show the remarkable transformation of the Northcliff Square Apartments near Wright-Patterson Air Force Base
 in Dayton, Ohio. Kapp Construction was selected by CountyCorp
 to renovate this pair of two-story brick veneer buildings built in the early 1970s. CountyCorp is the private non-profit development corporation for Montgomery County, and the completion of this project will provide additional safe, affordable housing opportunities for the residents of Riverside, Ohio.

In order to ensure all lead and asbestos were completely abated, the windows, flooring and partial drywall were replaced in all 20 single-bedroom apartments. Kapp upgraded the fire-separating wall systems between the floors and adjoining residences. Under-slab sanitary and water lines were replaced with high-efficiency plumbing systems, new electrical wiring was installed from the panels throughout, and geothermal heating and cooling was placed in service.

The comprehensive renovation focuses on energy efficient, low
maintenance systems and fixtures for both the owner and the tenants. These
include new long-life roofs, windows, doors, low-maintenance fiberboard
siding, insulation, soffits and fascia. The existing exterior brick was cleaned
 and refurbished, and the parking area was given a completely new look with new parking arrangements, site lighting, paving, walks, landscaping and dumpster enclosure to complete the makeover.

Five of the units were upgraded to UFAS Handicap standards, accessible from the street through to the back patio. The project was funded with federal Neighborhood Stabilization Program funds from HUD and a grant from the Federal Home Loan Bank. CountyCorp also anticipates the approval of its application for rental assistance vouchers for residents with special needs.

CountyCorp will invite the community, investors and partners to an open house in October and will hand over keys to its newest tenants soon.
