General Contracting

Kapp Construction's project manager is the primary administrator on your project. He provides contract specification and document interpretation, value engineering, and assists in all problem solving. The project manager communicates with all project participants to ensure all issues are resolved and properly documented. He works very closely with the project site production team to ensure logistical and informational needs are met.

The following is a partial list of additional project manager functions provided:

  • Pre-construction services
  • Project estimates (single-source responsibility)
  • Obtain contract
  • Handle all project bond and insurance requirements
  • Assist in obtaining building permit
  • Orchestrate regularly scheduled project meetings
  • Establish "bid set" and "contract set" of plans and specifications
  • Assist in making of construction schedule
  • Establish and monitor purchase log
  • Initiate and monitor submittal process
  • Draft and monitor subcontracts
  • Make and monitor billing forecast
  • Monitor safety programs
  • Draft a schedule of values
  • Provide monthly billing
  • Monitor cost control and project accounting
  • Administrate all construction changes
